Lonoke, Arkansas sits at the crossroads of Interstate 40 and Highway 70, about 25 miles east of Little Rock in Lonoke County. It’s one of Central Arkansas’s best-kept secrets for military families and out-of-state relocators who want maximum house for their money — and a genuine small-town community feel — without sacrificing highway access to Little Rock and Little Rock Air Force Base.

If you’re PCSing to LRAFB and your priority is affordable homeownership with a VA loan, Lonoke County deserves serious attention. Home prices here run 20–30% below comparable homes in Pulaski County, and the drive to the base (about 30–35 minutes via I-40 and I-440) is manageable for most service members.

Lonoke, AR Home Prices in 2026

Lonoke offers some of the most affordable housing in the greater Central Arkansas area:

  • Entry-level (3BR/2BA, established neighborhoods): $120,000–$165,000
  • Mid-range (4BR/2BA, updated): $165,000–$240,000
  • New construction: $210,000–$310,000
  • Acreage properties (1–5 acres): $180,000–$350,000

For veterans using VA loan benefits, these price points are exceptionally favorable. A $180,000 home with zero down payment and no PMI often results in monthly payments well within the BAH rate for E-5 through O-3 pay grades in the Little Rock area. Many military families find they can buy significantly more house in Lonoke than they could afford closer to base.

Lonoke School District

Lonoke students attend the Lonoke School District, a Class 4A district with PreK–12 education. Like many smaller Arkansas districts, Lonoke schools offer the kind of teacher-student relationships and community involvement that can be especially valuable for military children who move frequently. Smaller class sizes mean new students get known quickly — often a significant relief for kids adjusting to yet another PCS move.

The district has a strong athletic tradition and active parent involvement. For families coming from large base-adjacent school districts, Lonoke’s size is often a welcome change.

Lonoke County: Land, Space, and Arkansas Living

One of Lonoke’s major draws is land availability. If your family wants acreage — room for livestock, gardens, outbuildings, or just privacy — Lonoke County has it at prices that would be impossible near Little Rock proper. Military families coming from expensive metro areas are frequently stunned by what their VA loan benefit can buy here.

The county is also home to several small lakes and the Arkansas River oxbow lakes system, making it excellent territory for hunting and fishing enthusiasts. Waterfowl hunting in Lonoke County is world-class — Arkansas hosts some of the best duck hunting in North America, and Lonoke County sits in the heart of it.

Commute from Lonoke to LRAFB

The drive from Lonoke to Little Rock Air Force Base runs approximately 30–38 minutes under normal conditions. The route via I-40 west to I-440 north is straightforward and almost entirely interstate driving. For service members on an 0600 formation, this means leaving home around 0515–0520 — manageable for many, though it’s worth being honest about your schedule before committing to this commute.

Some LRAFB families choose Lonoke and make it work well. Others find they prefer being closer to base in Jacksonville or Cabot. Ashley can help you think through what fits your duty schedule and family situation.

Lonoke vs. Other Central Arkansas Cities

Lonoke vs. Jacksonville: Jacksonville is much closer to LRAFB (10 minutes vs. 35 minutes) but home prices average 30–40% higher. If commute time is your #1 priority, Jacksonville wins. If price per square foot is #1, Lonoke wins by a wide margin.

Lonoke vs. Cabot: Cabot offers top-rated schools (consistently ranked #1 in the region) and a strong suburban community, with prices in the $190K–$400K range. Lonoke is more affordable but with a smaller school district. Families with school-age children often lean toward Cabot; families seeking maximum space for budget often lean toward Lonoke.

Lonoke vs. Benton/Bryant: Benton and Bryant are southwest of Little Rock — on the opposite side of the metro from LRAFB. If you’re commuting to the base, Lonoke’s east-side position is actually more convenient. Benton and Bryant make more sense for families where the primary bread-winner works in Little Rock or the southwest corridor.

Why Out-of-State Buyers Choose Lonoke

For relocators moving to Central Arkansas from states with high housing costs — Texas, California, Colorado, Florida — Lonoke is a revelation. The combination of low property taxes, no state income tax on military retirement pay, affordable home prices, and a genuine sense of community makes Lonoke County one of the highest-value places to live in the entire South.

Arkansas has among the lowest property taxes in the nation. Lonoke County’s effective property tax rate is typically under 0.6% of assessed value — meaning a $200,000 home might cost just $1,000–$1,200 per year in property taxes. For families moving from Texas (where property taxes routinely run 2–2.5%), this is a significant monthly savings.

New Construction in Lonoke County

Lonoke County has seen steady new construction activity as buyers price out of the Pulaski County market. Several subdivisions offer new homes in the $210,000–$310,000 range with modern floor plans, energy-efficient builds, and builder incentives. For military buyers using VA financing, new construction can be especially appealing — less concern about deferred maintenance, fewer repair contingencies, and sometimes builder-paid closing costs.

Ashley Watters works with buyers on new construction purchases throughout Lonoke County and can represent you at no cost (builder pays buyer’s agent commission). She can also help you understand which builders have the best VA loan experience and which to approach with caution.
