History of the Heights
The Heights started out as Pulaski Heights. In March 1891 a Michigan businessman named H. F. Auten bought about 800 acres west of downtown Little Rock and later added another 500. The first ten blocks were platted in 1892. For years it stayed mostly out in the country, and then Auten extended the city’s streetcar line out to it in 1903 and lots began to sell. Pulaski Heights was incorporated as its own town on August 1, 1905, and on January 4, 1916, Little Rock voters annexed it by about ten to one. It became the city’s ninth ward.
The Little Rock Country Club moved to its current spot in 1901, and Mount St. Mary Academy moved up here in 1908. Kavanaugh, the main shopping and restaurant street, is named for the builder William Marmaduke Kavanaugh. The houses are mostly Colonial Revival and bungalows from the early 1900s, with a lot of newer remodels and infill mixed in. If you want the full story, the Pulaski Heights entry in the Encyclopedia of Arkansas and the City of Little Rock’s Heights neighborhood plan are both worth a read.
Because so many of these houses are a hundred years old or close to it, a good inspection matters here more than in a newer subdivision. Foundations, old wiring and plumbing, and roofs are the usual surprises. If you’re looking at a specific house in the Heights, call me and I’ll walk through what to look for before you make an offer.
