Why the builder’s sales rep isn’t on your side
The on-site sales consultant is paid by the builder and represents the builder’s interests in every conversation. They are friendly and helpful, but their job is to sell the builder’s homes at the builder’s preferred price and terms. If you walk in without your own agent, no one in that transaction is contractually working to protect you. A buyer’s agent levels the playing field.

- Negotiates price, upgrades, and closing-cost incentives. Builders rarely cut the base price, but they will negotiate design-center credits, upgrades, and lender/closing-cost incentives — an experienced agent knows what to ask for.
- Protects you on the builder’s contract. New-construction contracts are written by the builder, for the builder. Your agent reviews timelines, contingencies, deposit terms, and what happens if the build is delayed.
- Coordinates independent inspections. Even on a brand-new home, a pre-drywall (framing) inspection and a final inspection catch issues before closing. Your agent arranges them and holds the builder to the punch list.
- Manages the timeline and your lender. From earnest money to final walkthrough, your agent keeps the build, the appraisal, and your financing on track.
