Welcome to Little Rock Air Force Base — Here’s What You Need to Know
Little Rock Air Force Base (LRAFB) in Jacksonville, Arkansas is the world’s largest C-130 training installation and one of the most operationally significant airlifter bases in the U.S. Air Force. It’s home to the 19th Airlift Wing and the 314th Airlift Wing, operating C-130J Super Hercules aircraft that deploy worldwide. If you’re PCSing here, you’re joining a high-tempo, mission-focused community with deep military culture and an excellent quality of life in the surrounding area.
This guide covers everything incoming service members and families need to know: where to live, what BAH covers, how to use your VA loan, the best school districts, and how to work with a real estate agent who understands military timelines.
2026 BAH Rates at Little Rock AFB (Jacksonville, AR)
BAH for LRAFB is calculated for the Little Rock, AR MHA. 2026 rates (with dependents):
E-4: $1,419/month | E-5: $1,527/month | E-6: $1,626/month | E-7: $1,725/month | E-8: $1,797/month | E-9: $1,905/month
O-1E/O-2E: $1,626/month | O-3: $1,905/month | O-4: $2,016/month | O-5: $2,127/month | O-6: $2,385/month
Without dependents rates run approximately $150–$250 lower per grade. These BAH rates are well-calibrated to the local housing market — enlisted members can realistically rent a 3-bedroom home or purchase with a VA loan at these rates, particularly in Cabot, Jacksonville, Sherwood, and Beebe.
On-Base Housing at LRAFB
On-base housing at LRAFB is managed by Balfour Beatty Communities. The housing area (officially “Heritage Heights”) offers a range of home sizes from 2-bedroom to 5-bedroom units depending on grade and dependent status. Key facts for 2026:
Waitlist times: Vary by home size and grade. Junior enlisted (E-4 and below) families often face waitlists of 3–9 months for 3+ bedroom units. Senior NCOs and officers typically have shorter waits for larger units. Contact the LRAFB Housing Office as soon as orders are received — before PCS if possible.
BAH absorption: On-base housing rent equals your BAH rate, so there is no out-of-pocket housing cost when living on base. Utilities (except excess) are typically included.
Pros of on-base living: Zero commute, built-in community, children walk to school on base (Blackhall Elementary serves on-base families), and immediate neighbor network for spouses and families new to the area.
Cons of on-base living: Waitlists, limited privacy, older housing stock in some units, and missing out on building home equity through VA loan purchase.
Best Off-Base Communities for LRAFB Families
Jacksonville, AR — Closest to Base: The city immediately surrounding LRAFB. 5–10 minute commute. Most affordable of the LRAFB communities — homes frequently available $140,000–$200,000. The Jacksonville/North Pulaski School District (JNPSD) is an independent district created in 2016 specifically to serve the Jacksonville-area community, with strong ties to the military population. JNPSD has invested significantly in facilities and academics since its formation. Ideal for: families prioritizing budget and minimum commute.
Cabot, AR — Best Schools: 25–30 minutes from LRAFB via Highway 321/67. Cabot School District is consistently one of Arkansas’s highest-rated districts — excellent test scores, strong athletics, modern facilities, and dedicated educators. Median home prices $210,000–$260,000 with good VA loan opportunities. Cabot is the most popular LRAFB community for families who prioritize school quality above all. Ideal for: families with school-age children who want the best district options.
Sherwood, AR — Best Value Suburban: 20–25 minutes from LRAFB via Highway 107 North. Solid suburban community with affordable prices ($185,000–$240,000), improving schools (Sylvan Hills district), and excellent access to both the base and Little Rock/North Little Rock amenities. Ideal for: families who want suburban quality, short-ish commute, and proximity to urban amenities.
Beebe, AR — Rural Affordable: 35–40 minutes from LRAFB. Arkansas’s most affordable LRAFB community — homes frequently $140,000–$185,000. Rural feel, tight-knit community, good schools (Beebe School District). Home to Arkansas State University-Beebe campus. Ideal for: families who want maximum space and low cost, comfortable with a rural lifestyle and longer commute.
Ward, AR — Rural Cabot Adjacent: 30–35 minutes from LRAFB. Smaller community in Lonoke County near Cabot. Very affordable ($150,000–$200,000) with access to Cabot School District for many addresses. Check specific school zoning before purchasing. Ideal for: budget-conscious families who want Cabot school access in a more rural setting.
North Little Rock / Little Rock — Urban Options: 25–40 minutes from LRAFB. Higher prices, more urban amenities, access to best restaurants/entertainment. Good for senior NCOs and officers who prioritize lifestyle over commute length. Consider Maumelle ($250,000–$350,000) for master-planned community quality.
Using Your VA Loan at LRAFB: Step by Step
The VA loan is the most powerful home-buying tool available to active-duty service members and veterans. Here’s how to use it effectively when PCSing to LRAFB:
Step 1 — Get Your Certificate of Eligibility (COE): Request your COE through the VA’s eBenefits portal, through your lender, or through Ashley Watters’s preferred VA-approved lenders who can pull it automatically. Active-duty members need a statement of service; veterans need a DD-214.
Step 2 — Know Your Entitlement: In 2026, there is no VA loan limit for borrowers with full entitlement. First-time VA loan users and those who have paid off previous VA loans have full entitlement and can borrow any amount with $0 down (subject to lender guidelines). Borrowers with remaining entitlement from an existing VA loan should discuss with their lender.
Step 3 — Get Pre-Approved: Ashley Watters works with multiple VA-approved lenders in Arkansas who understand PCS timelines, deployments, and the LRAFB market. A pre-approval letter is essential in any active real estate market.
Step 4 — Search and Offer: Ashley will search the MLS, preview properties, provide video walkthroughs, and help negotiate your offer — all remotely if needed. Most PCS buyers at LRAFB complete their home search before arriving in Arkansas.
Step 5 — VA Appraisal and Closing: VA appraisals typically add 1–2 weeks to the closing timeline. Plan for 30–45 days from accepted offer to closing. Ashley coordinates with VA-approved lenders who move efficiently and communicate proactively with all parties.
LRAFB Arrival: Practical Checklist
Before You Arrive: Contact LRAFB’s Airman & Family Readiness Center (A&FRC) — they provide relocation briefings, school liaison services, and community resources. Visit the LRAFB Housing Office website to join the on-base waitlist if interested. Contact Ashley Watters to start your off-base home search immediately upon receiving orders.
On-Base Resources: Commissary (grocery), Base Exchange (BX/PX), LRAFB Clinic (primary care, dental, mental health), fitness center, outdoor recreation center (gear rentals, hunting/fishing licenses), chapel, and youth programs are all available on base.
School Enrollment: The LRAFB School Liaison Officer (SLO) assists families with school enrollment, records transfer, and education planning. Contact the SLO through the A&FRC.
Spouse Employment: The A&FRC offers resume assistance, job search resources, and connections to the Jacksonville and Central Arkansas employer community. Little Rock’s diverse economy (healthcare, government, logistics, retail, tech) provides meaningful employment opportunities for military spouses across career fields.
