North Little Rock AR Real Estate | Homes for Sale & Relocation Guide 2026
North Little Rock: Central Arkansas’s Underrated Gem
North Little Rock sits directly across the Arkansas River from Little Rock, separated by just the river and connected by four bridges including the pedestrian-friendly Big Dam Bridge — the longest pedestrian bridge in the US built specifically for that purpose. Together, NLR and Little Rock form the core of the Central Arkansas metro area of approximately 750,000 people. But NLR has always maintained its own identity, its own city government, and — importantly for buyers — its own more affordable price point.
For military families stationed at Little Rock Air Force Base, North Little Rock is an excellent option: it’s approximately 15 minutes from the base, has lower home prices than many surrounding suburbs, and offers genuinely urban amenities including the Argenta Arts District, Dickey-Stephens Park (home of the Arkansas Travelers AA baseball team), and the Riverfront Amphitheater.
North Little Rock Real Estate Market 2026
NLR’s housing market is one of the most diverse in the region in terms of price range and neighborhood character:
- Entry-level: $110,000–$160,000 in older established neighborhoods
- Mid-range: $165,000–$250,000 in Sherwood-adjacent and updated neighborhoods
- New construction / Camp Robinson area: $250,000–$380,000
- Maumelle (technically its own city, but NLR zip codes): $260,000–$500,000+
- Riverfront and Argenta lofts/condos: $180,000–$400,000
The overall median sale price in North Little Rock proper runs approximately $165,000–$190,000 — below Little Rock, Sherwood, and Cabot — making it one of the best values in the metro for buyers who don’t need to be in a specific school district or suburban neighborhood type.
North Little Rock Neighborhoods
Argenta Arts District: NLR’s most exciting urban neighborhood, centered on Main Street just north of the river. Renovated historic buildings, art galleries, restaurants, bars, breweries, and the Argenta Farmers’ Market. Loft apartments and condos have been converting old commercial buildings. This is the walkable urban option in the metro that Little Rock’s downtown hasn’t fully delivered. Entry prices for condos and townhomes run $185,000–$350,000.
Lakewood / Burns Park: Established neighborhoods surrounding Burns Park — one of the largest municipal parks in the US (1,700 acres with a golf course, disc golf, mountain biking trails, an amusement area, and athletic fields). Homes are mid-century and 1970s–1980s construction, well-maintained, priced $160,000–$240,000. Very popular with outdoors-oriented families.
Camp Robinson Area / Sherwood Border: The northern parts of NLR blend into Sherwood and offer newer construction and updated neighborhoods near Camp Robinson (Arkansas National Guard HQ). Prices run $220,000–$350,000 for newer homes. Short commute to LRAFB via US-67.
Rose City / Indian Hills: More affordable, established neighborhoods in eastern NLR. Entry-level buyers find $120,000–$175,000 options here. Proximity to US-67/167 makes the LRAFB commute easy.
Maumelle (adjacent): While technically its own city, Maumelle is accessed through NLR zip codes and is contiguous with the NLR metro. It’s a master-planned community on the Arkansas River with low crime, excellent parks, and homes from $260,000–$600,000+.
North Little Rock Schools
The North Little Rock School District serves most of the city. NLR High School is the largest single-campus high school in Arkansas. The district has made significant investments in facilities and programs. Private school options include Lighthouse Christian Academy and access to Little Rock’s private schools via the bridges.
Families buying in the Camp Robinson/northern NLR area may be in the Sherwood School District, which has slightly higher performance metrics and may be worth confirming at the address level during home search.
North Little Rock for Military Families
NLR is approximately 15 miles from Little Rock Air Force Base via US-67 North — a 15–25 minute commute depending on time of day. Many LRAFB families choose NLR for:
- Lower home prices than Cabot or Sherwood with comparable commute times
- Urban amenities — Argenta, restaurants, the Riverfront — that suburban communities can’t match
- Burns Park recreational access
- Strong VA loan purchase activity — NLR’s price points make $0-down VA purchases very accessible
Veterans purchasing in NLR under $200,000 often find their entire transaction — including funding fee rolled in — results in a monthly payment competitive with or below local rental rates.
Getting Around: NLR and the Metro
