Arkansas vs South Carolina: Cost of Living, Home Prices & Military Bases (2026)
Thinking about moving from South Carolina to Arkansas? Ashley Watters helps out-of-state buyers and military families make the move to Central Arkansas with confidence.
Arkansas vs South Carolina: Overview
South Carolina has become one of the hottest relocation destinations in the Southeast — driven by coastal lifestyle appeal (Hilton Head, Charleston, Myrtle Beach), a no-income-tax-on-Social-Security policy, and warm weather year-round. But that popularity has a price: home values in the Charleston and Greenville metros have surged, coastal insurance costs have exploded, and SC’s income tax rate of up to 6.5% is notably higher than Arkansas’s 3.9%.
For families doing a true financial comparison — particularly military families and remote workers — Arkansas often wins on the numbers even if South Carolina wins on the beaches.
Home Prices: The Biggest Difference
South Carolina’s statewide median home price has risen to approximately $275,000–$290,000, driven by Charleston ($380,000–$500,000+), Hilton Head ($450,000–$900,000+), and even inland Greenville ($290,000–$360,000). Columbia (the capital, home of Fort Jackson) runs $210,000–$260,000 — closer to Arkansas but still above it.
Central Arkansas median prices run $190,000–$215,000. For VA loan buyers specifically, this gap is enormous: a $215,000 Central Arkansas home with $0 down produces a monthly payment well below comparable South Carolina options.
Income Tax: South Carolina vs Arkansas
South Carolina has a graduated income tax with a top rate of 6.5% — significantly higher than Arkansas’s 3.9% and declining. SC does exempt some retirement income and Social Security, but for working households, the SC income tax burden is meaningfully higher than Arkansas. This is often a surprise to SC residents who assume the Southeast is uniformly low-tax.
Coastal Insurance: SC’s Hidden Cost
South Carolina’s coastal counties face the same insurance crisis as Florida — hurricane risk, flooding, and a difficult insurance market have driven homeowner’s insurance costs to $2,500–$8,000+/year in coastal areas. Even inland SC properties face elevated rates from wind and flood exposure. Arkansas has no Gulf or Atlantic coastal exposure, keeping insurance costs in the $1,200–$1,800/year range for typical homes.
Military: Fort Jackson/Shaw AFB vs LRAFB
South Carolina has Fort Jackson (the Army’s largest initial entry training center in Columbia) and Shaw Air Force Base (9th Air Force headquarters) near Sumter. Arkansas has Little Rock Air Force Base — the 19th Airlift Wing, C-130 training hub in Jacksonville. For Air Force families moving between Shaw and LRAFB, both are strong Air Force communities. Central Arkansas’s lower home prices make VA loan purchases significantly more accessible than the Columbia/Sumter SC market.
Climate Comparison
South Carolina’s coast has genuinely mild winters — Charleston’s January average high is 58°F. Inland SC (Columbia, Greenville) has cold snaps and occasional ice. Summers in both states are hot and humid. Arkansas gets colder winters than coastal SC but significantly milder than the Midwest. The SC coastal advantage is real for winter lovers — but comes with hurricane season trade-offs.
Relocating from South Carolina to Arkansas
SC-to-Arkansas moves typically involve: military PCS between SC installations and LRAFB; remote workers escaping rising SC coastal costs; retirees whose SC home equity buys significantly more in Central Arkansas; and families priced out of Greenville or Charleston seeking comparable quality at lower cost.
