VA Loan Limits Arkansas 2026 | Maximum Loan Amounts by County
VA Loan Limits in Arkansas 2026: What Every Veteran Needs to Know
One of the most misunderstood aspects of the VA home loan benefit is how loan limits actually work. Good news for Arkansas veterans: the rules changed significantly in 2020, and if you have full VA entitlement, there is effectively no maximum VA loan amount — meaning you can purchase a home at any price with zero down payment (as long as you qualify financially).

Do VA Loans Have Limits in Arkansas in 2026?
It depends on your entitlement status:
Full Entitlement (No Active VA Loan, No Prior Default)
If you have full VA entitlement — meaning you’ve never used a VA loan, or you’ve paid off a prior VA loan and had entitlement restored — there is no VA loan limit. You can borrow as much as a lender will approve with zero down payment. In Arkansas, where the median home is $220,000, this covers virtually every residential purchase with ease.
Reduced / Partial Entitlement
If you currently have an active VA loan on another property, or had a prior VA loan foreclosure/default, you have reduced entitlement. In this case, your zero-down VA loan is limited to the county conforming loan limit. For all Arkansas counties in 2026:
$806,500
This applies to all 75 Arkansas counties including Pulaski, Lonoke, Faulkner, Saline, and all Central Arkansas counties.
Even with partial entitlement, $806,500 covers the purchase of virtually any home in Arkansas — including luxury homes in the most desirable neighborhoods in Central Arkansas.
How the VA Loan Works Without a Down Payment
Here’s how a VA loan purchase works in Arkansas in 2026:
- No down payment required (with full entitlement)
- No private mortgage insurance (PMI) — saves $100–$300/month vs conventional loans
- VA funding fee: 2.15% for first use (can be financed into loan); 3.3% for subsequent use; waived entirely for veterans with 10%+ service-connected disability rating
- Competitive interest rates — VA loans typically offer rates 0.25–0.5% below conventional rates
- No prepayment penalty
VA Loan Limits by County in Arkansas (2026)
All 75 Arkansas counties share the same conforming loan limit in 2026:
- Pulaski County (Little Rock, North Little Rock, Jacksonville): $806,500
- Lonoke County (Cabot, Lonoke, Carlisle): $806,500
- Faulkner County (Conway, Greenbrier, Vilonia): $806,500
- Saline County (Benton, Bryant, Hot Springs Village): $806,500
- Garland County (Hot Springs): $806,500
- All other Arkansas counties: $806,500
No county in Arkansas has a higher-cost area designation, so the standard limit applies statewide.
What If My Purchase Price Exceeds the Loan Limit?
If you have partial entitlement and want to buy a home above $806,500, you can still use your VA loan — you just need to make a down payment equal to 25% of the amount over the limit. For example:
- Home price: $900,000
- Amount over limit: $93,500
- Required down payment: $23,375 (25% of $93,500)
For most Arkansas buyers, this scenario is extremely rare — $806,500 exceeds the price of nearly every home in Central Arkansas.
VA Loan Eligibility: Who Qualifies?
- Active Duty: 90 continuous days of active service
- Veterans: 181 days during peacetime or 90 days during wartime
- National Guard/Reserves: 6 years of service or 90 days active duty under Title 10 orders
- Surviving Spouses: Of veterans who died in service or from service-connected disability (VA IRRRL also available)
VA Loan vs Conventional vs FHA in Arkansas
- VA Loan: No down payment, no PMI, competitive rate, funding fee (waived for disabled veterans)
- FHA Loan: 3.5% down, PMI required, easier qualification for lower credit scores
- Conventional: 5–20% down, PMI if under 20%, best for those with excellent credit and significant assets
For eligible veterans, the VA loan almost always wins — especially in Arkansas where home prices are well within VA loan parameters. See the full VA Loan vs FHA Loan in Arkansas comparison.
