The 2026 BAH rate for LRAFB at the E-5 with dependents level is $1,575/month, which covers a mortgage on homes in the $220,000–$250,000 range using a VA loan with no down payment.
2026 BAH Rates for Little Rock Air Force Base
These rates apply to ZIP code 72099 (LRAFB) for 2026. The estimated home budget assumes a 30-year VA loan at 7% with no down payment.
| Pay Grade | Without Dependents | With Dependents | Est. Home Budget (VA Loan) |
|---|---|---|---|
| E-4 | $1,296/mo | $1,503/mo | $190K–$220K |
| E-5 | $1,368/mo | $1,575/mo | $210K–$250K |
| E-6 | $1,440/mo | $1,647/mo | $225K–$270K |
| E-7 | $1,530/mo | $1,764/mo | $245K–$295K |

| O-5 | $2,037/mo | $2,499/mo | $350K–$440K |
LRAFB BAH goes significantly further than most bases. An E-5 with dependents ($1,575/mo) can cover the full mortgage on a 3-bedroom home in the $220K–$250K range with a zero-down VA loan. At bases near San Diego or Washington DC, that same amount barely covers a studio apartment in rent.

Living Near Little Rock Air Force Base 2026 | Complete Community Guide for Military Families
Little Rock Air Force Base (LRAFB) in Jacksonville, Arkansas is the largest C-130 Hercules training installation in the world and home to the 19th Airlift Wing, the 314th Airlift Wing, and a growing Special Operations presence. Approximately 7,000 active duty, Guard, Reserve, and civilian personnel are assigned to LRAFB, making it the dominant military installation in the Mid-South and the anchor of Central Arkansas’s military community. This guide covers everything a PCSing family needs to know about living near LRAFB — on-base housing, off-base neighborhoods, schools, commutes, BAH, and more.
About Little Rock Air Force Base
LRAFB sits within the city limits of Jacksonville, AR, approximately 17 miles northeast of downtown Little Rock via Highway 67/167. The base occupies approximately 6,200 acres and has a footprint that includes flight lines, housing, schools, medical, commissary, exchange, fitness, and recreational facilities. The 19th Airlift Wing is the host wing and flies the C-130H Hercules. The 314th Airlift Wing is the Air Force’s primary C-130 training wing, training crews from every branch of service and numerous allied nations. LRAFB is one of the busiest operational C-130 bases in the world.
On-Base Housing at LRAFB
On-base family housing at LRAFB is managed by Balfour Beatty Communities under the Military Housing Privatization Initiative. Housing options range from 2BR townhomes for junior enlisted families to 4BR homes for senior enlisted and officers. Wait times vary by rank and family size — some categories have immediate availability while others have 30–90 day waits.
On-base residents pay their full BAH as rent (the military’s “rent-in-kind” system). Utilities are metered and covered up to an average usage allowance, with excess usage billed to the resident. On-base housing benefits include proximity to the flight line and all base facilities, no commute for many work centers, and built-in military community for children.
Contact the LRAFB Housing Office at (501) 987-3785 or visit the Balfour Beatty Communities office on base to join the housing waitlist.
BAH Rates at Little Rock AFB (2026)
Basic Allowance for Housing (BAH) is the monthly housing stipend paid to service members living off base. LRAFB falls in the Little Rock, AR BAH area. 2026 rates (with dependents):
E-4 with dependents: approximately $1,440/month. E-5 with dependents: approximately $1,530/month. E-6 with dependents: approximately $1,590/month. E-7 with dependents: approximately $1,680/month. O-1E with dependents: approximately $1,590/month. O-2E with dependents: approximately $1,680/month. O-3 with dependents: approximately $2,100/month. O-4 with dependents: approximately $2,280/month. O-5 with dependents: approximately $2,490/month.
Rates without dependents are approximately 15–20% lower. LRAFB BAH is designed to cover the cost of off-base housing in the Jacksonville/Cabot/North Little Rock market — and in most cases, LRAFB BAH more than covers typical monthly housing costs, allowing military families to save money on housing for the first time after assignments in high-cost areas.
Best Off-Base Communities for LRAFB Families
Jacksonville, AR — Closest to Base
Jacksonville is the city that hosts LRAFB and is the most convenient off-base option. Commute to main gate: 5–15 minutes depending on neighborhood. Home prices: $165,000–$270,000. Jacksonville has a strong military culture — many businesses, churches, and services are oriented toward the military community. The Jacksonville School District is improving and serves most of the city. Crime varies significantly by neighborhood — Ashley Watters knows which Jacksonville neighborhoods offer the best value and safety profile for military families.
Cabot, AR — Most Popular Choice
Cabot is consistently the most popular off-base choice for LRAFB families who want a balance of commute time, school quality, and community amenities. Located 15 miles east of the base via Highway 67/167, the commute runs 15–25 minutes. Cabot’s school district is one of the highest-rated in Central Arkansas. Home prices ($210,000–$350,000) are higher than Jacksonville but still well within BAH range for most ranks. Cabot has strong retail, restaurants, medical, and recreational options. The Cabot community is deeply welcoming to military families — numerous LRAFB alumni have retired and stayed in Cabot.
Ward, AR — Rural Option Near Base
Ward is 15 miles southeast of LRAFB via Highway 67/167 — approximately 20–25 minutes to the main gate. Ward is in the Cabot School District (same excellent schools as Cabot, without the Cabot price premium). Home prices: $185,000–$275,000. Ward qualifies for USDA Rural Development $0-down loans in most areas. Most properties have larger lots than comparable Cabot homes. Popular with E-5 through E-7 families who want space and a rural feel without a long commute.
North Little Rock, AR
North Little Rock is 20–30 minutes southwest of LRAFB via Highway 67/167 or I-40. It offers a wider range of home prices ($150,000–$320,000), immediate access to the Arkansas River Trail system, Burns Park (1,700-acre municipal park), and proximity to downtown Little Rock’s dining and entertainment. The North Little Rock School District is adequate with some high-performing schools. For families where a spouse works in Little Rock, NLR’s central position can minimize total household commute time.
Beebe, AR — Affordable and Under the Radar
Beebe is a small community approximately 30 miles northeast of LRAFB on Highway 67/167 — about 30–40 minutes to the base. Home prices in Beebe are among the lowest in the LRAFB commute radius ($145,000–$230,000), and the community has seen growth from Arkansas State University-Beebe. USDA loans are available in most of Beebe. For budget-conscious families who can accept a longer commute, Beebe offers exceptional value.

Improving performance with new leadership and investment. Cabot School District: Serves Cabot and Ward. Consistently high-performing. One of the top school systems in Arkansas. Lonoke School District: Serves some rural areas east of Cabot. Smaller, community-oriented district. Beebe School District: Serves Beebe. Small district with solid academic performance.
For families prioritizing school quality, Cabot (and Ward via Cabot schools) is the clear recommendation. Ashley Watters can provide school-by-school data for any community you’re considering.
