The tradeoff: home prices have risen significantly and now run $300,000–$450,000+ in Bentonville/Rogers — no longer the bargain it was a decade ago.

Cabot — Top-rated schools, strong military community, 20 min from LRAFB. Median ~$210,000. Best for families.
Sherwood — Closest suburb to LRAFB (10 min), excellent Sherwood School District, established neighborhoods. Median ~$220,000.
Conway — College town with three universities, vibrant downtown, strong schools. 30 min from Little Rock. Median ~$230,000.
Bryant — Fast-growing Saline County suburb, top-rated Bryant School District, new construction. Median ~$225,000.
Benton — Affordable Saline County alternative, great schools, growing retail. Median ~$195,000.
Maumelle — Master-planned, low crime, Arkansas River views. Median ~$265,000.

Groceries and dining: Arkansas’s cost of groceries runs roughly 10–15% below the national average. Dining out in Little Rock is dramatically cheaper than coastal cities — excellent meals for $12–$18 per person at sit-down restaurants are common.
Utilities: Electricity runs moderate — hot summers mean AC costs, but winters are mild. Natural gas is inexpensive. Average monthly utilities for a typical home run $150–$220.
Healthcare: Hospital costs are below national average, and UAMS/Baptist Health bring high-quality care to the region.
Arkansas Taxes for Newcomers
Arkansas taxes its residents on income, but has been aggressively cutting rates. The current top rate of 3.9% is scheduled to fall further in coming years. The state does tax Social Security income at the federal adjusted amount, but retirement income from pensions may have exemptions — consult a tax professional for specifics.
Property taxes are exceptionally low — some of the lowest in the nation. A $200,000 home in Pulaski County (Little Rock/Cabot/Sherwood area) might carry annual property taxes of $1,100–$1,400 — a fraction of what you’d pay in Illinois, New Jersey, or New York.
