Is the home value report really free?
Yes. There’s no fee, no credit card, and no obligation to list. Ashley provides CMAs as a service to local owners thinking about selling — most who request one don’t list within 30 days, and that’s fine. The relationship matters more than any single transaction.
How accurate is the report compared to a Zestimate?
A real CMA is meaningfully more accurate than any algorithmic estimate because it uses actual recent comparable sales adjusted for condition, location, and features specific to your home. Zestimates are useful as a rough orientation but they’re routinely off by 5-15% in either direction, and the error is bigger in unique homes, custom neighborhoods, or rapidly changing markets.
Do I need to let you tour the home?
Not for the CMA itself. Ashley can build a usable value range from public records, MLS history, and a brief phone call. If you decide to list, an in-person walk-through is part of the prep — but it’s not required to get the initial report.
