Program Overview – What You Get

When you buy through me and meet the qualifying criteria, I will reimburse your home inspection cost (up to whatever business rules you set) after closing on the property.

  • Property must purchase at $300,000 or greater sales price.

  • Property must be located in one of the qualifying Central Arkansas areas (Little Rock, North Little Rock, Jacksonville/LRAFB corridor, Conway, Greenbrier, Clinton/Van Buren County).

  • Buyer must be a veteran, active-duty, Reserve/Guard, or military spouse relocating to the area.

  • Buyer must work with me exclusively and choose a licensed home inspector approved by me.

  • Reimbursement paid by check within X days after closing.

This program is my way of saying “thank you” for your service — and making sure your move is backed by strong inspection protections and a little bonus to cover them.

Qualifying Criteria — How to Participate

To participate in the Relocation Veteran Buyer Program, you must meet the following:

Buyer status Veteran, active-duty, Reserve/Guard, or military spouse relocating to Central Arkansas
Property price Minimum $300,000 sales price
Location Home must be within Central Arkansas qualifying zones (Little Rock metropolitan area, Conway, Greenbrier, Clinton/Van Buren)
Representation Buyer must be represented exclusively by Ashley Watters, MRP®
Home inspection Use a licensed home inspector approved by Ashley; inspection paid by buyer at time of service
Closing Buyer must close on the property successfully. Inspection reimbursement will be paid after closing
Reimbursement Up to the lesser of actual inspection cost or $300 will be reimbursed within 14 business days post-closing. Offer is only valid when buyer notifies agent of intent to use the offer and the offer is not automatic.The offer is void after even if buyer qualifies. 30 days post closing. 

How the Process Works

  1. Initial Consultation: We meet (virtually or in person) and confirm your status, relocation timeline, and target area.

  2. Qualification Check: You qualify under the program criteria; we sign representation agreement.

  3. Home Search: We look at listings filtered for VA-friendly features, inspection readiness, and value.

  4. Offer & Inspection: Once we find a home, you pay for the inspection. We schedule and attend the inspection.

  5. Closing: Purchase proceeds to closing. Program condition triggered.

  6. Reimbursement: Within 14 business days after closing, you receive a reimbursement check for the inspection cost (up to the cap).

  7. Move-In: You settle into your new home with confidence.


Frequently Asked Questions (FAQ)

Q: Can I use this program if I’m buying with a VA loan?

A: Yes — the program is compatible with VA loan financing. As long as you meet the criteria, you’re eligible.

Q: What if the inspection cost more than the reimbursement cap?

A: You will be reimbursed up to the cap or actual cost, whichever is less. You pay any excess.

Q: What counts as “relocating to Central Arkansas”?

A: You’re relocating if you’re moving your primary residence to the qualifying Central Arkansas region. We’ll review your timeline to confirm.

Q: Can I buy a fixer-upper?

A: The program encourages inspection-ready homes at $300k+. Homes needing major repairs may not be eligible.

Q: What is the reimbursement amount and timing?

A: After closing, your reimbursement check will be sent within [X] business days. The amount will equal your inspection cost up to the cap.
