This guide is written for you — the military spouse who is doing the research, making the calls, and carrying the load of a household move. Central Arkansas is a genuinely great place to land. Here’s everything you need to know.
Your VA Loan Advantage in Central Arkansas
If your family is eligible for a VA loan (active duty, veteran, or surviving spouse), you have one of the most powerful home-buying tools available anywhere — and Central Arkansas is one of the best markets in the country to use it.
Why Central Arkansas is exceptional for VA loans:
- Home prices are low. Median prices in communities near LRAFB run $180,000–$245,000. Your $0-down benefit goes a long way.
- BAH often covers the payment. E-5 with dependents BAH at LRAFB runs approximately $1,350–$1,500/month. A $200,000 VA loan at current rates has a PITI payment in that range — meaning your BAH can cover or nearly cover your entire housing cost.

2-3 months out: Start actively searching listings with your agent. Request video walkthroughs. Your agent should be able to walk homes on video call so you can see them in real time from anywhere.
45-60 days out: Ideally make an offer. VA loan closings typically take 30-45 days. Timing it to align with report date is the goal.
If the timeline is compressed: Don’t panic. Many LRAFB families buy remotely, closing before they arrive. Your agent should be comfortable handling the transaction on your behalf with power of attorney if needed.
School Districts: The Military Spouse’s Top Question
School district is the #1 question I hear from military spouse buyers, and I completely understand why. You’re uprooting kids who have made friends, and you want to land them in a school where they’ll thrive. Here’s the honest breakdown:
Cabot School District — Arkansas’s top tier. Strong AP programs, excellent elementary campuses, teachers who understand military families because so many of their students are from LRAFB. This is the answer for most families with school-age kids. Commute from Cabot to LRAFB: 20-25 minutes.
Sherwood School District — Solid, well-funded, good facilities. Sherwood is closer to base (10 min) and the school district performs well. A strong choice if commute time is the priority.
Bryant School District (Saline County) — Arkansas’s #1 ranked district. But the commute to LRAFB is 35-45 minutes. Best for families where the service member has a flexible schedule or where a spouse works south of Little Rock.
Jacksonville / North Pulaski School District — Closest to base, lower school performance metrics. Families with school-age children typically choose Cabot or Sherwood instead.
Renting vs Buying Near LRAFB: The Financial Math
Here’s the question I always walk military spouses through honestly:
Typical 3BR rental in Cabot/Sherwood area: $1,300–$1,700/month
VA loan on $210,000 home (PITI estimate): $1,300–$1,550/month
E-5 with dependents BAH: ~$1,380–$1,500/month
The math often works in favor of buying: your payment is roughly what you’d pay in rent, you’re building equity, and you have a potential investment when you PCS out. Central Arkansas has had steady appreciation — families who bought 3-5 years ago have seen meaningful equity gains.
When renting makes more sense: If orders are less than 2 years, if the market feels uncertain, or if you want flexibility to move quickly if an extension or early PCS comes through. There’s no shame in renting — but don’t rent by default without running the numbers first.
The PCS Resale Question

Central Arkansas has a healthy resale market. Well-maintained homes in Cabot, Sherwood, and Bryant sell within 30-45 days when priced correctly.
